Commercial Concrete Refinishing Services

Grinding, Polishing, and Sealing for Commercial Concrete Floors

Commercial concrete refinishing turns worn, cracked, or dust-shedding warehouse and retail floors into a durable, reflective surface built for daily foot traffic, forklifts, and heavy equipment. Horsley Specialties has ground, honed, and polished concrete floors across the Black Hills and the broader Midwest for decades, working in facilities ranging from single-bay retail stores to full-scale industrial plants.

Our commercial polished concrete process removes old coatings, levels uneven slabs, and seals the surface against moisture and staining. We plan projects around your operating hours and contain dust at the source, following OSHA’s silica exposure standards so your crew and ours stay protected from the first cut to the final seal.

What Is Commercial Concrete Refinishing?

Commercial concrete refinishing is the process of grinding down an existing slab with diamond abrasives, repairing cracks and joints, then densifying and polishing the surface to the sheen level your space needs. It differs from a topical coating: instead of applying a layer on top of the concrete, we remove material from the slab itself, so there’s no coating to peel, chip, or wear through under forklift traffic.

For most commercial and industrial spaces, the finished floor needs to do three things: hold up to the equipment running on it, reflect enough light to cut down on fixture use, and meet the safety standards your industry requires. Polished concrete does all three without the recoating schedule that vinyl, epoxy, or tile flooring demands.

Services Built for Commercial and Industrial Facilities

Warehouses & Distribution Centers

Warehouse floor refinishing has to stand up to pallet jacks, forklift traffic, and constant loading dock activity. A polished slab resists the rutting and cracking that comes with that kind of load, and the reflective surface helps operators see pallet edges and floor markings under warehouse lighting.

Retail Stores & Showrooms

Retail concrete polishing gives sales floors a clean, modern look without the maintenance schedule of tile or vinyl. Customers walk on a surface that's slip-resistant and easy to keep clean between shifts, and the finish holds up under daily foot traffic and cart wheels.

Manufacturing & Industrial Facilities

Industrial concrete finishing needs to handle chemical exposure, heavy machinery, and constant equipment movement. We densify the slab to resist staining from oils and solvents, and we adjust the gloss level to balance light reflectivity against slip resistance for your specific floor.

Corporate Offices & Event Spaces

Office lobbies, conference centers, and event venues use polished concrete for the same reason retailers do: a durable, attractive floor that doesn't need refinishing every few years. The reflective surface also cuts down on the number of light fixtures needed to keep a space well lit.

Why Businesses Choose Commercial Polished Concrete

A properly polished commercial floor typically outlasts coated alternatives by years, since there’s no topical layer to wear through, peel, or require stripping and reapplication. Densified concrete resists the abrasion that comes from forklift tires, pallet jacks, and constant foot traffic, which keeps your floor out of the maintenance budget for longer.

Horsley Concrete Grinding & Polishing Service

Grinding and polishing concrete generates respirable crystalline silica dust, which OSHA regulates under 29 CFR 1926.1153. We control silica exposure through wet grinding methods and HEPA-filtered vacuum extraction shrouds on our equipment, keeping airborne dust below OSHA’s permissible exposure limit and protecting our crew and anyone still working in the building.

Auto Repair Shop with non-slip concrete flooring

Polished concrete reflects a meaningfully higher percentage of ambient light than an unfinished or coated slab. In warehouses and large-format retail spaces, that reflectivity can reduce the number of fixtures needed to hit target lighting levels, which lowers both material costs and the electric bill over the life of the floor.

Corporate Office space with a level and polished concrete floor

An occupied building can’t stop working for a floor project. We isolate work zones with containment barriers, run HEPA-filtered dust collection on our grinding equipment, and coordinate scheduling around your operating hours, so the rest of your facility stays open, clean, and breathable while we work.

Our Process for Commercial Concrete Refinishing

Assessment & Scope

We walk the space, evaluate slab condition and existing coatings, and set a timeline around your operations.

Surface Prep & Repair

Old coatings and adhesives are removed, cracks and control joints repaired, and high spots or uneven areas ground down.

Grinding & Grading

Progressive diamond grinding steps down through coarser to finer grits, opening and smoothing the slab.

Coating & Polishing

A chemical agent hardens the surface, then we polish to your chosen sheen, from a satin finish to high gloss.

Sealing

A protective seal coat guards against scratching and staining without altering the finish's color or gloss level.

Commercial Concrete Refinishing FAQ

Commercial concrete refinishing is the process of grinding, repairing, and polishing an existing concrete slab with diamond abrasives instead of applying a coating over it. The result is a dense, reflective floor built into the concrete itself, rather than a topical layer that can peel or wear through.

Epoxy and vinyl sit on top of the slab and eventually chip, peel, or need recoating. Polished concrete is the slab itself, ground and densified, so there is no coating layer to fail under forklift traffic or heavy equipment.

A properly polished and sealed commercial floor can last decades under normal industrial or retail use, with periodic resealing and routine cleaning as the only ongoing maintenance.

Polished concrete reflects significantly more ambient light than an unfinished or coated slab. In warehouses and large retail spaces, that added reflectivity can reduce the number of fixtures needed to meet lighting requirements, lowering both material and energy costs over time.

Yes. Grinding and polishing concrete generates respirable crystalline silica dust, which OSHA regulates under 29 CFR 1926.1153. We use wet grinding methods and HEPA-filtered vacuum extraction on our equipment to control silica exposure for our crew and anyone working in the building.

We isolate work areas with containment barriers and run HEPA-filtered dust collection directly on our grinding and polishing equipment. This keeps dust out of the rest of your facility so operations outside the work zone can continue.

n most cases, yes. We scope projects around your operating hours and contain the work area so the rest of your building can stay in use. The work zone itself needs to be unoccupied to keep the project on schedule.

Timeline depends on the size and configuration of the space, the condition of the existing slab, how many repairs are needed, and the finish you choose. We provide a project timeline as part of every estimate.

Yes. We can finish anywhere from a matte, higher-traction surface to a high-gloss finish. Higher gloss levels reflect more light but can reduce slip resistance, so we help you balance both based on how the space is used.
